Bulgaria is a place like nowhere else. With its stunning mountains and its sandy beaches the country has blessed with natural resources that others can only dream about. With the beautiful nature, the rich culture and the unique history Bulgaria is already the most exiting investment destination in Europe.

Only last year in the real estate market in Bulgaria were invested more than 1300 million Euros. The investors in real estate are both Bulgarian and foreigners. The foreigners astonished by the Bulgarian nature are the major part of the property buyers.

The basic reasons for the expanding of the market are still the cheep prices and the splendid nature. There are three separated groups of costumers:

1. Costumers that buy property for investment - people that invest in complexes so they can later sell it or let it. They also buy old houses that can be renovated and then sold at a higher price.
   
   
2. “Second home” buyers. These are mainly elderly people who want to move to Bulgaria. Most of them have health problems and the Bulgarian climate is perfect for their rehabilitation. They usually buy houses close to spa resorts or in the mountain, in small and quiet residential areas, away from dust, noise and big crowds. They are fascinated by the Bulgarian traditions, fresh mountain or coastal air and prefer Bulgaria than many leading tourist destinations. In fact Bulgaria will soon become a major tourist destination.
   
   
3. “Holiday home” buyers. They use their property for a short period, during the vacation and after it is over they let it for rent. The places that this group prefers are along the Black Sea coast and the skiing resorts, where the infrastructure is well developed.
