MANAGEMENT SERVICE
At the time of transfer of the real property the parties negotiate the conditions for subscribed services (security and maintenance) for the public areas of the complex. The contract is available upon request.
Annual fee of EUR 7 /seven euro/ per square metre, VAT 20% excluded, per each owned apartment, where the following discounts shall apply:
a/ three years' advance payment: 10% discount per apartment per year;
b/ five years' advance payment: 20% discount per apartment per year.
The management service includes the following:
- Organising the internal order of the building and the running of the complex’s common facilities;
- Offering all kind of assistance to the owners to ensure their serene and undisturbed use of their respective homes and the complex as a whole, as well as to ensure that they exercise undisturbed their right of ownership;
- Technical maintenance of the common installations and equipment and of the building’s common parts, the sports and recreation block, the ski room, the coffee shop, the restaurant, the green areas, the parking lots and the yard;
- Arranging 24 hour security of the complex;
- Heating of the common areas of the building;
- Provision of sanitary and hygienic services for the complex and the common parts of the building;
- Organising and managing the paid services provided in the complex.

Pamporovo is located in the most southern part of Rhodopi mountain, the nearest bigger town is Smolyan. Surrounded by clean and unspoiled nature, pine woods and beautiful mountainous sceneries, the place is a perfect spot for recreation and relaxation in the crystal clear air and sports activities in the ski resort. A major motorway construction is underway from Smolyan to nearby Greece (just 30 km), which is expected to boost tourist inflow from Greece. The road is expected to be completed by the end of 2006, which can ease a nice 2 hour trip to the nice Aegean Sea in Greece.
Pamporovo claims to be the sunniest mountain resort in Europe (270 days of sun per year on average). There is an efficient lift system. Currently, there are total of 20 ski slopes of a total of 25km pisted run. New ski runs and lifts are being developed.
